About residential & remodel rentals
Work on a house creates a restroom problem in one of two ways. Either the contractors need a toilet of their own so they stay out of your home, on a gut renovation, an addition, roofing, siding or a lengthy exterior painting project, or the family loses its own bathroom to a bath remodel, a plumbing overhaul or a septic or sewer repair that takes the system offline for days.
A small crew is normally fine with a single standard unit. When your own household will be using it while a bath is gutted or a septic line is fixed, a roomier, brighter deluxe unit makes the stretch easier to live with. Hosting a party, reunion or holiday crowd instead? Look at short-term and weekend rentals.
Placement depends heavily on the kind of home. Suburban houses usually have a driveway or side yard. A brownstone or rowhouse in the city may have only a small front yard or areaway, and if the unit has to sit on the sidewalk or street, a NYC DOT permit may be required; the street and sidewalk placement guide explains the basics. In co-ops and condos, the board's alteration agreement and the managing agent typically set the rules for contractors, so ask them first.
Ask the contractor first whether a toilet is already included, so you are not billed twice. Should the job drag on beyond a fortnight or so, request a service schedule to keep things fresh, and during winter, raise the question of freeze treatment for the tank.
Home renovation: common setup
| Usual equipment | Most often a single basic unit, sometimes with sanitizer |
|---|---|
| Starting ratio | One unit is usually enough for a small crew |
| Service schedule | Most remodel jobs start with a weekly visit |
| Where to set them | Side yard or end of the driveway, flat and reachable by truck; NYC curbside spots may need a permit |
| Neighbors | Check HOA, village or co-op board rules, and turn the door away from next door |
| How long | Runs as long as the project, with dates set by phone |
These are common industry ranges, not a promise about a particular model. The unit you get, and its exact size and features, is confirmed on the phone.
How many people it serves
Two or three tradespeople on a kitchen or bath job seldom fill a basic unit between weekly visits. If the crew grows or the days run long, think about adding another unit or an extra service stop.
Cleaning and sanitation
The weekly stop normally covers pumping, scrubbing and disinfecting, new paper and a deodorizer recharge. Confirm waste is hauled to a permitted treatment or disposal site under New York rules.

Sort these out before booking
Board, village and HOA rules
Co-op boards, villages and associations may limit placement, visibility and delivery hours. Get any approvals before you book.
Curbside placement in NYC
A unit on the sidewalk or street may need a NYC DOT permit, and alternate-side parking can complicate curb space. Check first.
Driveway and side yard spots
Look for level ground reachable without driving across the grass. Side yards frequently offer a good mix of truck access and seclusion.
Neighbors and sightlines
Turning the door away from the road and the windows next door is a modest courtesy with a big payoff.
Who books it
Check with the builder on whether one is already in their scope; otherwise you could end up with two.
Winter projects
Keep the unit out of the plow path and ask about antifreeze treatment when temperatures drop below freezing.
Local know-how
New York conditions to plan for
Homes in New York come in very different shapes. In Brooklyn, Harlem, Queens and other rowhouse neighborhoods there is often no driveway, so a unit may need a small front yard, an areaway or a spot at the curb, and sidewalk or street placement can require a NYC DOT permit. Co-op and condo boards usually spell out contractor rules in an alteration agreement, so talk to the managing agent before anything is scheduled. On Long Island, in Westchester and across upstate towns, the driveway is the usual spot, though villages and HOAs may cap how long equipment stays visible. Winter remodels need a snow plan, because a unit at the end of a driveway can be buried by the plow, and tanks may need antifreeze. Many rural and older suburban homes rely on septic systems, and a repair can leave a household without plumbing for several days.
Questions about residential & remodel rentals
Can a unit go on the street outside my brownstone?
Possibly, but sidewalk or street placement in NYC can require a NYC DOT permit. Check current requirements first, and see the placement guide.
Does my co-op board need to approve it?
Often the alteration agreement covers contractor facilities. Ask your managing agent, and share any building requirements when you book.
Does my village or HOA need to sign off?
Quite a few set their own limits on equipment and delivery hours. Ask yours before booking, and relay anything they require when you call.
What is the longest I can keep a unit at the house?
For as long as the work runs, under terms we agree on together. Past a couple of weeks, look at long-term rentals.
What happens with snow during a winter remodel?
Place the unit out of the plow path, keep a shoveled path to the door, and ask about tank treatment for freezing weather when you call.
Is a rental an option while the septic system is being fixed?
Yes. Let us know the household size and the expected length of the repair, and we will recommend a setup.
